Director, Building and Facilities Operation

Principal Responsibilities of the Position
The Director, Building and Facilities Operations is responsible for keeping the facility safe,clean, healthy, comfortable and welcoming for parishioners, visitors and staff.

The Director will ensure that all matters pertaining to facilities needs and operations are addressed, including but not limited to HVAC, mechanical, electrical, plumbing, carpentry, cleaning and regulatory requirements.

The Director will:

  • Manage all day to day cleaning, maintenance, building operations, building repairs and vendor services;
  • Oversee all building operations, maintenance and major repairs in compliance withapplicable city, state and federal codes and requirements;
  • Coordinate and manage activity of all facility support staff;
  • Monitor work in progress and oversee work of outside contractors providing contract

maintenance or repair services;

  • Make daily rounds of the building and supervise cleaning and maintenance

personnel on premises;

  • Prepare and implement a complete preventive maintenance schedule;
  • Manage facilities and operations budget to ensure spending remains within budget

guidelines;

  • Provide regular facilities reports and status updates to all relevant Shrine

stakeholders, including the Parish Priest, Parish Council and Friends of St. Nicholas;

  • Provide support as needed for Special Events activities;
  • Perform other related duties as assigned.

The Director’s required operational training(s) for St. Nicholas will include, but not limited to:

  • Door hardware maintenance and adjustment
  • Elevator control and emergency procedures
  • Instrumentation and control for HVAC equipment
  • Lighting controls (multiple training types)
  • Exterior lighting maintenance
  • AV systems
  • Security system
  • FA system
  • Emergency Lighting
  • Operable glazing systems
  • Marble maintenance and cleaning

Minimum Qualifications

  • Bachelor’s degree;
  • Demonstrated knowledge and minimum 5-10 years of job-related experience in

property management and building operations;

  • Thorough knowledge of established practices and procedures for operating building

equipment including the ability to resolve mechanical equipment problems;

  • Significant experience in maintaining building inventory, implementing and

administration of preventive maintenance programs and preparation of work
schedules for maintenance staff;

  • Must be able to respond quickly and tactfully to emergency situations;
  • Strong computer skills;
  • Must be able to read blueprints and have a working knowledge of building monitoring

systems;

  • Strong interpersonal, oral and written communication skills, including a demonstrated

ability to work well with Shrine staff and volunteers;

  • Strong analytical and organizational skills, with successfully demonstrated ability to work

under pressure and meet deadlines;

  • Valid Driver’s license with good driving record.

Preferred Qualifications

  • Understanding of church and non-profit organizations;
  • Experience with City and State government entities, especially the Port Authority;
  • BOMA, RPA, FMA, SMA or SMT certification.

Job Type: Full-time

Pay: $80,000.00 – $90,000.00 per year
